We are actively funding both residential and commercial Real Estate transactions.
For Single Family Residential we are seeing up to 100% of Purchase Price depending on the deal and the borrower . (We love TEXAS!) Mostly seeing 75-90% of Purchase price , 100% of rehab , our lenders usually charge their fees which are usually 2% plus closing cost . Hello fellow Real Estate Professionals ,
We are actively funding both residential and commercial Real Estate transactions.
For Single Family Residential we are seeing up to 100% of Purchase Price depending on the deal and the borrower . (We love TEXAS!) Mostly seeing 75-90% of Purchase price , 100% of rehab , our lenders usually charge their fees which are usually 2% plus closing cost . We then charge $2,500 as our brokers fee to be the most economical in the business , we want to be Nike compared to Gucci's and Channel . We are usually seeing 6-10% interest depending on the transaction type . We are usually seeing up to 75% LTV on refinances . We are usually seeing 24 hour term sheets , then we are seeing 10 to 17 day closings . With new builds we also provide 50-60% of PP and 100% of the build cost with generally around the same terms.
For commercial transactions we are seeing up to 90% of Purchase price , we are able to put you directly into a perm loan with a 20-30 year term on transactions . We like

everything but non flagship hotels and gas stations at the moment. For these transactions we are seeing an average of 2-4 points , 10% interest and a 3 week to 45 day to closing . We will provide you with our needs list and an application to expedite the process to closing.
